Armour Yards is one of the first adaptive reuse of warehouse buildings to become creative office space. Located in the City’s Beltline Overlay District, the redevelopment requires Atlanta SAP approval prior to a Land Disturbance Permit.
At 42,000 s.f., 225 Ottley was the first completed in this redevelopment and was 100% leased before construction was complete. 165 Ottley used an innovative approach to minimize land disturbance. To meet the City zoning requirements, a portion of the existing warehouse slab was used for parking. Keeping the added/replaced impervious area to under 5,000 s.f. did not require stormwater detention; we were able to provide retention using bio-retention areas.
120 Ottley converted a 45,750 s.f. warehouse into office, related retail, and restaurant space. The team worked with the developer to keep the undisturbed space to under 35% of the total property, saving money on stormwater management requirements. Detention and retention volumes for the disturbed area only are provided by a chamber system under the new parking lot addition. 255 Ottley is the largest of the buildings adds office and retail space to the creative office space in the Sweetwater Design District.
